With Kings Lynn now being less than two hours travel by train from London and Cambridge less  than 1 hour with hourly services throughout the day housing property has become quite valuable. 

 

Most town central properties are mainly pre war terraced offering from two up two down, to large 3 to 4 bedroom terraced accommodation.

 

Values very depending on location but mainly fit in the range of 95'000 to around 275'000 +

 

Terraced and ex council housing start at around 80'000 and in the main would need some modernisation or attention to them or they are in less lucrative areas of the town, 250'000 plus will secure a large detached property set in a reasonable plot.

 

There are still a few terraced properties available around the 75'000 mark mainly situated in North or South Lynn, the latter is now being redeveloped and prices are expected to rise with the Nar redevelopment which is expected to include a Marina

 

The Old Town offers superb housing and flats but now at a premium price  depending on location and character, For example you can pay in excess of 140'000 for a 2 bed flat in Hampton Court a medieval merchants houses now turned into flats, located just off Nelson Street these properties are difficult to come by.

 

The news of a possible Marina to be built in the Boal Quay area along with the Nar regeneration program mean that property prices in the Friars area and South Lynn will without doubt escalate, We are already seeing property prices increase around the Friars area which is the nearest properties to the planed Marina.

 

Whilst property prices in the South have been predicted to fall in the South of England the author predicts with the redevelopments taking place in West Norfolk, prices will stabilize but remain on the increase over the next four to five years.

 

Whilst property remain available in the rural surroundings there seem to be a property shortage within the town itself

Tennyson Avenue & Road are situated near the "Walks"  a large park in Kings Lynn only a few minutes walk to the rail station, a quite residential area that has properties of all types mainly Victorian terraced intermingled with both large semi detached and detached housing also alike is Goodwin's Road which adjoins the chase area and the Walks.

 

Avenue Road, Park Avenue and Extons Road offer property in quite residential areas that are still within walking distance of Kings Lynn's  town centre and right next to the Walks which is a large open park

Gaywood Road & Lynn Road Supports Mainly Victorian Terraces but has a number of large  semi and detached houses particularly Lynn Road Gaywood.. Lynn Road, Gaywood houses a variety of shops including a 24hr Tesco Supermarket, Restaurants, King George the 5th Grammar School, filling station and Strikes Bowling Complex.

 

Kings Lynn Town Centre is within walking distance and the area is served by buses approximately every 10 minutes

Gayton Road and the area off it consists mainly of Post War  larger detached housing on good sized plots, built to accommodate local business people. Their has also been more modern housing built off Gayton Road since the 70,s such as Elvington a modern Executive Styled Estate. Executive housing in this area is currently fetching in access of 200,000 depending on size of plot. whilst Elvington can start around 140'000

 

Gayton Road has a regular bus service at approximately 10 minute intervals between Kings Lynn Town Centre, the Fairstead & the Queen Elizabeth Hospital, Springwood High School is situated off Gayton Road whilst Juniors are catered for at Fairstead Primary & Junior School. Gayton Road Health Centre which also houses a Chemist is almost opposite St Faiths Church at the Lynn Road End and the Queen Elizabeth Hospital end leads directly to the Kings Lynn By Pass

 

Wootton Road Gaywood

Wootton Road especially towards the Northern End supports large detached post war housing  on good sized plots these houses are currently fetching well in access of 180'000 whilst semi detached 3 bed houses on the Reffely estate can start at around  the 100K mark.

Castle Rising Road  and The Birches offers superb large detached housing often on good sized plots offering large secluded gardens. South Wootton is a much sought after area with varied housing available in a range from 100'000 to well in excess of 500'000 

 

North Wootton

 

 

 

Since the 60's North Wootton has been developed mainly with executive styled housing. with prices starting at around 120'000 but an average sale price of around  180'000 +, is currently being achieved

 

Castle Rising

 

 

 

 

Castle Rising is a small Medieval Village on the outskirts of Kings Lynn offering mainly modern executive type housing that has been discreetly blended in. Property in Castle Rising is very sought after as it adjoins the Royal Sandringham Estate, it is almost impossible to put a value on this much sort after area.

 

North Runcton

 

 

Situated just a couple of miles from Kings Lynn a very attractive village that offers much sought after mainly executive housing

 

Ashwicken

 

 

 

East Winch Rd Ashwicken, "Millionaire's Row" as it is known locally, Is mainly executive housing standing on large plots. One would expect to pay  at least 250'000 upwards to 600'000+ at the current market trend.

 

Fair Green, Middleton

 

 

Fair Green is mainly bungalows, favoured by the local mid management, with an average price of 160'000

 

West Winch

 

 

 

 

The first village out of Kings Lynn on the main A10 supports all types of housing from terraced properties to executive dwellings with ex council dwellings starting at around 80'000 up to 350'000 for detached bungalows and executive style housing.

An Overview of the Villages and area around Kings Lynn

 

There are many small attractive villages around the Kings Lynn area, that offer all types of housing ranging from 80'000 up to over 1'000'000 depending on the village and type of property on offer, Old large farm houses and Halls set in over an acre of land, can be seen advertised at prices in excess of 450'000. 

 

Buyers with over 150'000 to 250'000 to spend, can expect to end up with a really nice three/four bedroom detached property or town house on which they will not have to spend money. 

 

Burnham Market on the North Norfolk Coast has become fashionable and is now referred to as "Chelsea By The Sea" by some,  Burnham House over looking the green changed hands for 1.2 million.

 

Dersingham a village that stands on the side of the Royal Estate at Sandringham offers a wide array of property sought after mainly by retirement couples.

 

The North Norfolk coastal villages and towns offer a wide choice of properties ranging from terraced housing to large Georgian Mansions along with newly developed property, this whole area has become very popular with retirement couples or for country retreats and week end homes. Prices seem to fluctuate on the coast between summer and winter although in recent years the fluctuation has not been so great.

 

The Fenland villages such as Tilney All Saints, Clenchwarton, Terrington St Clements, Islington, & St Germans all have a wide range of property on offer from converted farm cottages to modern houses, large farm houses and Halls varying in price.

 

There are a growing number of barn conversions in the area which are extremely  popular, offering both interesting architecture  and internal living space, barn conversions  are widely popular but are few and far between on the property scene and those that make the market are at a premium price.

 

The village of Watlington with it main line Rail Station  has seen  dramatic price increases in property, as has the small market town of Downham Market. This is mainly due to commuters who are looking to move out of London or Cambridge where property prices and taxes are almost double of those in the West Norfolk Area.

 

Since the electrification of the rail link between Kings Lynn, Cambridge and London, along with almost an hourly service property prices have gradually increased, Ely north of Cambridge was the first to see increased property values due to commuter traffic, followed by the towns of Littleport and Downham Market, Watlington came next and now the commuters are having the same effects on property in Kings Lynn.
